Insulation planning for barndominiums and mixed-use steel structures. Because these buildings vary so widely, we evaluate each one individually.
A barndominium is a residential building constructed in a post-frame or metal-building style. The structure is usually a steel or engineered-wood frame clad in metal panels, with living space that may sit under the same roof as a shop, garage, or storage area. That combination of construction type and mixed use is what makes insulating one different from insulating a conventional wood-framed house.
Barndominiums are common on rural and semi-rural properties, and they are a frequent project type in North Texas. Because these buildings vary so widely — in framing, in how the space is divided, and in how much of it is conditioned — the insulation approach usually needs to be worked out building by building.
Where the thermal boundary sits is one of the most important decisions in a barndominium, and it affects both the walls and the roof.
Steel-framed walls create thermal bridging at the girts and studs, and the cavity between the exterior panel and the interior finish can be shallow. Insulation that both seals and conforms to the framing helps address the bridging, but the depth available shapes which foam type can realistically be used.
In many barndominiums the roof structure is open to the living space rather than being separated by a flat ceiling. That often means the thermal boundary follows the roof line rather than running flat across the top of the rooms — which changes the ventilation strategy and makes how the roof assembly handles moisture especially important.
The most common barndominium layout puts living space and a shop under one roof, and those two areas rarely want the same treatment.
Both foams are used in barndominiums, and neither is the automatic choice. Closed-cell foam is often considered in the wall assemblies and in areas where a less vapor-permeable material suits a steel structure, while open-cell foam may fit roof assemblies and interior areas where depth allows and a more vapor-permeable material is appropriate.
A single barndominium can reasonably use different materials in different places. That is not a compromise — it is usually how these buildings are best served, and it is why we look at each area rather than applying one product to the whole structure.
If the building is still being planned or framed, insulation decisions are easier to get right — and cheaper to accommodate. Questions worth settling early include which areas will be conditioned, where the thermal boundary will sit, how the roof will be ventilated, and where HVAC equipment will be located. Answering those before the walls close up avoids working around decisions later.
